It's very simple! Below you will find the entire procedure explained, step by step:

Step 1. First, check if you have a sufficient income. You can find more about the income requirement further on in this FAQ. If you don’t meet this requirement, you unfortunately can’t rent an apartment at the Terraced Tower.

Step 2. From all the available apartments, choose your favorites with the Apartment Finder.  Click on a floor for an overview of the floor, next click on a house you want to see more detailed. Did you find a house that meets your requirements? Then you can add it to your favorites. 

Step 3. Happy about your favorites? Click in the upper left corner of the page on “Register” to start your registration.

Step 4. After your registration you’ll receive an email to create a password for your personal online dossier. Here you can perform the last two steps of the registration: complete your personal information and upload the documents.

The rental procedure contains of several steps:

Registration
Go to “Register” and search in the plot map for your favorite apartments. After you have added your favorite apartments to your favorites, you can click “Inschrijven” at the top of the page to continue your registration.

After completing and sending the registration form, you will receive an e-mail to create a password for your personal online dossier. Here you can view and change your data if necessary.

Provisional registration
Based on your preferences and data we will assign the apartments. Do you receive provisional registration? You can now accept or deny the registration.

Rental reservation | Accepting provisional registration
When you receive a provisional registration, you can accept this by reserving the apartment. You do this by paying € 75,-. Only after an apartment has been secured with this rental reservation, we will proceed to review the documents needed for the rental contract.

If you decide to deny the contract or the information you provided is not correct, the provisional registration is cancelled and the rental reservation won’t be returned.

Uploading of documentation
After accepting the assigned apartment, you can upload your documentation. After finishing this we will take your dossier under advisement. We check to see if the personal data are correct and in line with reality. We focus primarily on your identity, work situation, income and credibility. 

Contract | Retour pre-registration fee
After the final check has been executed you receive the rental contract. The rental reservation will be refunded after signing the contract. If you decide to deny the contract or the information you provided is not correct, the provisional registration is cancelled and the rental reservation won’t be returned.

Key transfer
After signing the contract, you will receive information about the exact date of the key transfer and the further procedure. It is possible the exact date of completion of your apartment is still unknown when you sign the rental contract. When possible, you will receive this invitation four weeks in advance.

To qualify for one of the apartments in The Terraced Tower it is important that you and your partner, if any, have a steady and sufficient income. You can maintain the following income requirement:

• You have a demonstrable fixed gross monthly income of approximately 3x the monthly rent including holiday pay.
• If you rent together, you can count the second income for 100%.

Registration for The Terraced Tower is free and you can register without obligation. If we assign an apartment to you provisionally, we will ask you for a rental reservation deposit. The rental reservation is €75,-. Upon payment of this amount, your property will be reserved and we will start the final checks on your file. The rental reservation fee will be transferred back to your bank account after the handover of the apartment.

Certain costs for the common areas, which are used by all the residents, are shared. It covers the maintenance of the outdoor areas and clean-up of the entrances & stairs, for example. These fees are paid via the service fee. The service fee will be ca. €70,- p.m. You will receive a separate statement and an annual overview of these service costs on a regular basis. The composition of the service costs is charged in accordance with a legally-determined framework. 

No, the rent covers basic rental costs. You will need to enter into separate contracts with energy and water suppliers (the apartment is gasless).

An initial 1-year minimum rental period, commencing on the effective lease date. Thereafter, the lease can be terminated by the tenant on of the first day of any given month + 1 month.

After the first rental year, you have a notice period of 1 month.

All parking spaces are currently rented or are reserved for apartments above 1625 euro per month. Unfortunately, it is not possible to rent a parking space when you rent an apartment below 1624 euro per month. The municipality does not grant parking permits.

Yes, every apartment comes with 2 personal bicycle spots in the basement.

Living in The Terraced Tower has many advantages. You will not have any expenses or (major) maintenance concerns. As a tenant, you will also not need to invest in new kitchen or bathroom fittings. The risk of depreciation, financing and interest rate changes are the landlord's responsibility. As a tenant, you know what to expect. You can remain flexible, and will have no unexpected charges, no financial risk, and, after the first rental year, you will have a notice period of 1 month.

Generally, you do not have to pay a deposit. Only if your income circumstances deviate from the norm, due to being employed via a temporary contract, or if you are self-employed. You will then pay a deposit of one month, or 3 months, respectively.

The apartments are rented out in the private, commercial sector. Therefore, it is not possible to apply for a rental allowance.

Naturally, The Terraced Tower meets current eco-friendly sustainability standards. All apartments are gasless and energy-efficient. Solar panels on the roof generate energy for all shared spaces. You can also contribute to more eco-friendly and sustainable transport by using shared cars.

Construction on the Terraced Tower is finished, as of now you can directly rent an apartment.

Completion level

The apartment wil have luxurious and modern finishes. The kitchen is fully equipped with a microwave oven, a combi-oven, induction hob, fridge-freezer and dishwasher. The bathrooms and toilets are equipped with all possible comforts. All walls are neatly finished in white. On completion, most apartments will have no floor. Besides this, the apartment is ready for you to move in!

In the house selector you can view the various floor plans for each of the apartments. Here you may view the entire surface area, as well as the dimensions of each room. The area of the apartments is between 55m2 and 136m2.

Most of the images on our website our actual photographs. Some apartments haven't been photographed (yet), that's why we have artist's impressions of them. These are intended to give you a visual impression of how an apartment may look.

No, all homes are equipped with a standard kitchen, including appliances, as well as a comfortable bathroom.

The apartments are delivered with a Bruynzeel kitchen. The kitchen has a fridge-freezer, microwave, dishwasher, induction hob, and extractor. Furthermore, there are white kitchen cabinets and a counter top in concrete or black look.

The bathroom comes with a spacious shower with a glass enclosure and/or glass door, if it's possible. The exact finish varies as per the apartment. The walls are tiled white and the floor is tiled with anthracite-colored tiles.

The walls in the toilet are tiled white up to 1.2 meters. Above this height, the wall is finished via a spraying method. The floor is tiled in anthracite-colored tiles.

The walls are finished with glass-fiber and are then whitewashed. You, as a tenant, do not have to do anything more!

Yes, in most houses you have to lay a floor yourself. Please note that there are special requirements to keep in mind. For example, the floor has to be suitable for underfloor heating. Your tenancy agreement states exactly what requirements the floor must meet. 

In the event of nuisance, the landlord can always carry out an inspection. If, as a result of this inspection, adjustments are required, these will be at your own expense. These flats have a laminate floor included: 45N46P46Q

It is also possible to have a floor laid in your own apartment by paying an additional price per month. We would be happy to give you the best deal in town. 

All apartments have underfloor heating and underfloor cooling elements through urban heating. Therefore, there are no radiators in the apartment, leaving you more space to decorate your home according to your taste.

No, there's no external storage room. 

Unfortunately, all the properties have been sold.

The ceiling in the apartments is approximately 2620 mm.

There will be glass shields at the same height as the fence of the railing of the facade. 

The minimal measurements of the elevator are:

Elevator door:

  • Door width 900 mm
  • Door height 2300 mm

Cage dimensions:

  • Cage depth 2200 mm
  • Cage width 1400 mm
  • Cage height 2500 mm

Remember to think about the elevator door, not just the cage.
Also, the walls of the elevator will be covered during the move, which makes it slightly smaller (max. 5 cm in every direction) than mentioned above.
The lifting capacity of the elevator is 1600 kg.
