  2. Fill out the registration form .
  3. You will then receive an email. This allows you to create a password so you can access your online file (IDD).
  4. If an apartment is assigned to you, we will forward an email to inform you.
  5. Then we'll check the files. This could take up to a month.
  6. Your documents will therefore only be checked once you’ve been provisionally assigned an apartment.
  7. Has your file been approved? Keep an eye on your email because we will forward a digital contract.

In terms of planning, please note the following dates:

  1. Registration starts in early January.
  2. The allocations will commence at the end of January.
  3. At the beginning of February, we will make decisions on the acceptance of applications and the ensuing contracts.

Registration for The Terraced Tower is free and you can register without obligation. If we assign an apartment to you provisionally, we will ask you for a rental reservation deposit. Upon payment of this amount, your property will be reserved and we will start the final checks on your file. The rental reservation fee will be transferred back to your bank account after the handover of the apartment.

No, renting an apartment is only possible if you have a sufficient income, in accordance with the income test. A maximum of 2 incomes is accepted, which will count as one joint income. Also, no more than two tenants may be registered at a single address. Unless these requirements are met, it is not possible for students to rent an apartment. Unfortunately, no sureties by third parties (parents) will be accepted.

Certain costs for the common areas, which are used by all the residents, are shared. It covers the maintenance of the outdoor areas and clean-up of the entrances & stairs, for example. These fees are paid via the service fee. You will receive a separate statement and an annual overview of these service costs on a regular basis. The composition of the service costs is charged in accordance with a legally-determined framework. More information about this can be found on the National Government's website.

An initial 1-year minimum rental period, commencing on the effective lease date. Thereafter, the lease can be terminated by the tenant on of the first day of any given month + 1 month.

After the first rental year, you have a notice period of 1 month.

Limited parking spaces are available at The Terraced Tower. You can sign up for parking when registering.

Yes, there is plenty of space to park your bicycle in the basement.

Living in The Terraced Tower has many advantages. You will not have any expenses or (major) maintenance concerns. As a tenant, you will also not need to invest in new kitchen or bathroom fittings. The risk of depreciation, financing and interest rate changes are the landlord's responsibility. As a tenant, you know what to expect. You can remain flexible, and will have no unexpected charges, no financial risk, and, after the first rental year, you will have a notice period of 1 month.

No, the rent covers basic rental costs. You will need to enter into separate contracts with energy and water suppliers (the apartment is gasless).

Naturally, The Terraced Tower meets current eco-friendly sustainability standards. All apartments are gasless and energy-efficient. Solar panels on the roof generate energy for all shared spaces. You can also contribute to more eco-friendly and sustainable transport by using shared cars.

Construction work is carried out according to RIVM guidelines. This may affect the final completion and delivery date. The impact currently seems limited with regard to the Terraced Tower project. We will keep you informed of any changes to the expected delivery date via our website, newsletter and Facebook page.

The apartments are rented out in the private, commercial sector. Therefore, it is not possible to apply for a rental allowance.

The expected hand-over is Spring 2021. Many construction professionals are working hard on a daily basis to deliver these beautiful homes on time. However, unforeseen circumstances that can slow down construction may arise. This includes weather conditions such as strong winds or frost, but also material supply.

Generally, you do not have to pay a deposit. Only if your income circumstances deviate from the norm, due to being employed via a temporary contract, or if you are self-employed. You will then pay a deposit of one month, or 3 months, respectively.

To qualify for one of the apartments in The Terraced Tower it is important that you and your partner, if any, have a steady and sufficient income. You can maintain the following income requirement:

• You have a demonstrable fixed gross monthly income of approximately 3.5x the monthly rent including holiday pay.
• If you rent together, you can count the second income for 100%.

No, but everyone who is registered before that date qualifies for every apartment in The Terraced Tower, based on their favorites. After the first group has been assigned an apartment, registrations will reopen again for the remaining apartments.

Completion level

Since The Terraced Tower is still under construction, and work is still being carried out on the construction site, with strict rules applying for entering the construction site, the individual apartments cannot be currently be accessed. As soon as the construction process has progressed to a sufficient level, we will try to organize an interior viewing day for the tenants. However, this is not a common arrangement for a new building project, so we are not certain whether this can be actually be organized.

The images are artist's impressions. These are intended to give you a visual impression of how an apartment may look. It is not necessarily a representation of the apartment you have chosen. The apartments are handed over empty, with a finished bathroom, kitchen and toilet. You can see the layout of the apartment on the floor plan next to the apartment image. The location of the apartment can be seen on the floor plan.

The walls are finished with glass-fiber and are then whitewashed. You, as a tenant, do not have to do anything more!

No, all homes are equipped with a standard kitchen, including appliances, as well as a comfortable bathroom.

The bathroom comes with a spacious shower with a glass enclosure and/or glass door. The exact finish varies as per the apartment. The walls are tiled white and the floor is tiled with anthracite-colored tiles.

The apartments are delivered with a Bruynzeel kitchen. The kitchen has a fridge-freezer, microwave, dishwasher, induction hob, and extractor.

The walls in the toilet are tiled white up to 1.2 meters. Above this height, the wall is finished via a spraying method. The floor is tiled in anthracite-colored tiles.

All apartments have underfloor heating and underfloor cooling elements. Therefore, there are no radiators in the apartment, leaving you more space to decorate your home according to your taste.

Yes, the homes will be delivered with no flooring. You have to lay (or have it layed) a floor yourself. Please note that special requirements apply here (e.g., 10DB contact-noise insulation, a floating floor-fitting method, not glued). The floor should be suitable for underfloor heating. In your rental agreement, you will find exactly which criteria the flooring in your rented home must meet. To avoid noise disturbances, we advise that you don't wear “high” heels inside the apartment. Even if all the requirements for a hard floor are met, your neighbors may still experience noise disturbances. In the event of noise disruptions, an inspection/material check can be carried out by the landlord at any time, and adjustments may be necessary for your own account.

The apartment wil have luxurious and modern finishes. The kitchen is fully equipped with a microwave oven, a combi-oven, induction hob, fridge-freezer and dishwasher. The bathrooms and toilets are equipped with all possible comforts. All walls are neatly finished in white. On completion, the apartment will have no floor. Besides this, the apartment is ready for you to move in!
